Five mistakes to avoid when selling your home

It’s always best to face facts when selling your home and when it comes to property, prospective buyers are – rightly – going to be picky. Accept that any would-be purchaser is going to be critically weighing up the pros and cons of putting in an offer – or, if they should walk away entirely.

Because it’s not easy to hear home truths from strangers (especially about a place to which you’re emotionally attached) it pays to be prepared, anticipate potential obstacles and avoid the mistakes that may be stopping people from snapping up your home. With this in mind, we’ve put together the top five mistakes you should avoid when selling your home to ensure a quick, pain-free sale!

Don’t make it personal

It’s an age-old piece of advice and there’s a reason for that. If your taste verges on the bohemian and garish, that’s great but it isn’t necessarily going to help sell your home. Pick up a pot of magnolia paint, clear out the clutter and keep any personal possessions on show to a minimum.

Lighten up

Nothing says ‘run away now’ quite like a darkened room that’s dismal and drab. It doesn’t just come back to that trusty old shade of magnolia we love (see above) but making sure any blinds and curtains are pulled back to give an impression of space and airiness. It’s also a good idea to cut back any trees or foliage which may be obscuring natural light from outside too.

Stay away from quick fixes

We’d promised ourselves that we’d stay away from any more talk of magnolia but here we go again. Painting over bright colours and making sure your property is clean and polished is a much more effective – not to mention cheaper – solution to winning over buyers than installing the latest kitchen or bathroom.

Know the market

It really does matter. Property markets vary widely between region, town and even street. That’s why a one-size fits all approach will never work. Go with an estate agent who knows the locality and has a proven track record in selling properties in the are. They will therefore be best placed to value your home realistically and market it effectively.
