We will take complete control of your rental from start to finish, to ensure it is totally hassle free for you. Below is an easy to digest breakdown of our fully managed service.
At Redrose we offer the best possible exposure for your property. We advertise on the UK’s largest portals Rightmove and Zoopla as well as many many others. You can be rest assured that your property will reach the widest audience possible.
Why should having the best photography only be limited to selling your house? At Redrose we take wide angle pictures for all of our lettings properties as standard, after all, pictures are the first things prospective tenants see, so why shouldn’t your property be marketed the best way possible?
Our stylish and modern new office is located in the heart of Buckshaw Village meaning we can provide unparalled service to Buckshaw and the surrounding areas. Located on the village also means that we can easily view our list of properties whenever necessary, even at the drop of a hat!
You would be forgiven for thinking that a large Agent could have too many properties to market and yours could be lowest in the pecking order. The fact is that we keep our properties maintained and decorated to a great standard and often when on a viewing the tenants can change their mind in what they are looking for – more often than not, tenants tend to take a property that they’ve not even enquired about! We have the ability to show a wide range of properties with each viewing whereas a small Agent may only have one – this gives your property more viewings and therefore more chances to be taken.
During the viewing we will explain the benefits of renting your property through Redrose and re-assure them of our full attention through the process. We will also explain their legal obligations and those of the Agent and Landlord.
The default requirements from an applicant is that they must;
any deviation from the default requirement is only by written approval of the Landlord
When an applicant secures the property we will take an administration fee and holding deposit from them, this will take the property off the market for one month. The holding deposit is refundable to the tenant as they move in to the property.
Once they have completed an application we will supply details of them to yourself and ask for your written approval to go ahead with the referencing process. To expedite things we will begin the credit check straight away.
We use an independent referencing company for all our referencing. The processes they use and other products available can be seen by going to Van Mildert
Once the tenant has undergone the referecing process and we have received a satisfactory grading, you will be offered “Rental Guarantee Insurance”. This will be emailed to you but will also be available to explore via their website.
We expect the tenant to move into the property within 1 month from the date they secured the property.
Lastly, once we have agreed a check in date we will ensure that everything is in place so the process runs smoothly. If this is your first tenancy we recommend that you instruct a professional cleaner to clean your property prior to a tenancy – this way there can be no discrepancies come check in day. We have a cleaner that we regularly use, just get in touch with a member of our team for information.
Prior to the check in date we will draft an Assured Shorthold Tenancy Agreement (AST) and Inventory(Schedule of Condition) among other documents. We will also receive from the tenant the first month’s rent plus security deposit as cleared funds in our account.
We feel that in order to give the best possible service to tenant and landlord, meeting the tenant at the property on check in day is paramount. By doing it this way it means that the tenant is properly introduced to their new home and is shown how everything works. We also run through all the important information regarding utilities to ensure they understand how to set everyone up – afterall we don’t want any unexpected bills on your door! Once we have walked around with the tenant and had the Schedule of Condition signed, we will then take photos to make sure we have a good record of the condition of the property on the day.
Once the check in process has been completed, we will post to you a copy of the tenancy agreement, relevant inventory pages and invoice. We scan and email the signed utility mandate to the utility supplier and inform the council tax office of the tenants’ names and check in dates. We also set up the standing order for rent payments with the tenant. The bond will be insured with myDeposits. Our membership number is 30000596. Details of the insurance will be sent to the tenant as per the rules of the scheme.
We will forward onto you the balance minus our fees for finding your tenant as well as the management fee for the first month. Now you can sit back and relax and let Redrose take care of the management on your property. We will arrange regular inspections and take care of any maintenance using our experienced tradesman whom we’ve used for many years. When the tenant finally gives notice to leave the we will advertise your property to LET in the last month and take care of the whole checkout process. You can be rest assured that your property will be ready to let again as quickly as possible and maintained to the highest standard.
For the Let Only service we will do everything that we do in the full managed service however the ongoing management of the property will be your responsibility. There are however a few variations once we have checked your tenant in.
Once the check in process has been completed, we will post to you the original tenancy agreement, original inventory, a copy of the application form with all of the tenants details and an invoice. We will still scan and email the signed utility mandate to the utility supplier and inform the council tax office of the tenants’ names and check in dates.
We strongly recommend that you introduce yourself to the tenants as soon possible, set up the standing order for further rent payments and agree an inspection regime. Inspections can’t be overlooked when managing the property yourself, we recommend a first inspection after three months and as long as there are no issues, six monthly thereafter.
When your tenant gives notice you can advertise your property within the last month. This is the perfect time to speak to us again so that we can get everything in place ready to look for a new tenant. If you are un sure of the checkout process then we would advise you refer to the company with which you protected the security deposit. More often than not they have lots of guides on what is classed as fair wear and tear and even disputes.
