What to look out for when choosing a letting agent

choosing a letting agent

Renting out your property has long term financial and legal implications. Therefore, it’s vital to choose the right people to manage the process. With this in mind, we’ve put together our top tips on choosing a letting agent – someone who ensures landlords achieve a good return on their investment and works to provide a great service for tenants too.

Ask for a recommendation

If you’ve never let out your property before, it’s important to remember that nothing beats word of mouth recommendation. Remember to not only think from a landlords’ perspective but from a tenants’ point of view too.

Ask someone who has previously rented a property how easy it was to contact their letting agent. And, most importantly, how quickly problems were resolved. If the answer to these questions is not favourable, then you’ll know the letting agent isn’t working productively on your behalf.

Here at Redrose we have just launched a new service to our Landlords and Tenants – completely free of charge. It will allow landlords to view their properties through an online platform. This means you can look at statements, inspections, invoices and maintenance as well as viewing figures and feedback. Tenants also now have a handy app which allows them to see every aspect of their tenancy as well as booking maintenance with hints and tips about what to do if something goes wrong.

Marketing credentials

National letting agents may not have the local marketing networks to get your property seen by potential clients. The Redrose team maintains an active, constantly updated database and match people who are looking for homes with landlords who have suitable properties. It means that we’re often able to secure lets quickly and to the satisfaction of everyone involved.

We have many properties to let in Buckshaw Village, including comfortable family homes and apartments for professionals.

Speak to a professional

Whether you’ve decided to handle all aspects of renting out your property yourself or you want to use the services of a letting agent, we’d recommend asking a professional for their advice first. Using a reputable letting agent comes with peace of mind that you are meeting the necessary legislative requirements and all safety obligations.

A member of the Redrose team will happily explain all the options open to you, including how our standard letting service works and any special requirements you may have. We are one of the largest and most successful letting agents in the region and have a wealth of experience.

Levels of service

You may decide to use a ‘Let Only’ or ‘Fully Managed’ service. Either way, if you choose Redrose, we can take care of every aspect of your rental property from start to finish.

It’s hassle-free and convenient. It even comes with a guarantee that we never place a margin on arranging maintenance work on your behalf. After all, it’s hidden extras like these that can end up making renting out your property unnecessarily expensive.

We have been marketing and letting properties in Buckshaw Village, Chorley, since 2004. Our team takes pride in acting in the best interests of landlords and tenants, and we are members of The Property Ombudsmen Redress Scheme. To book your free rental valuation or ask about any of our properties to let, call us on 01257 547062.
