Want to sell a home in 2019? Then make the most of Christmas

If you’re not a fan of Boxing Day sales, we understand where you’re coming from. To us, it’s as though retailers don’t even give us a chance to get Christmas out of the way before they’re bombarding us with adverts, campaigns and discounts. Still, if you’re a savvy homeowner who wants to sell a home in 2019, then the power of the festive season is not to be ignored. Even if you never leave the comfort of your sofa, you can still take advantage of the post-Christmas rush.

Online traffic is growing

When we’ve had enough of polite conversation and board games, we’re increasingly likely to open up our laptops, mobiles and tablets and browse online. What’s more, it is a trend that is also seen in the property industry.
Property portals such as Zoopla and Rightmove report a significant spike in traffic after Christmas Day. In fact, Rightmove states that it received 25m page views on Boxing Day 2016 and 38m on New Year’s Day 2017, with high numbers continuing throughout the early days of January.
It means that if you want to sell a home in 2019, making sure your property is listed online over Christmas and New Year is a great way to achieve maximum exposure.

Making a fresh start

When January approaches, buyers begin to plan ahead as they prepare for a fresh start. They might want to move to a new job or make sure they are living in the right catchment area for a particular school. The stresses and strains of Christmas may even have shown that their existing property is simply too cramped to cope with extra visitors.
Whatever the reason, we’ve long observed that – far from being a quiet time in our calendar – the period after Christmas and into January is busy with new instructions and viewings.

Getting ready to sell a home in 2019

To take full advantage of the post-Christmas boom, we’d advise anyone who wants to sell in 2019 to start making arrangements as early as possible. Book a valuation, and ensure your property is listed by mid-December to generate a good level of interest among potential buyers.
A word of advice, though: If you’re going to put your property on the market, keep the decorations out of view. As we’ve seen, people start ramping up their property searches from Boxing Day onwards, and so don’t want to be reminded of the ghost of Christmas Past when looking through interior shots. It’s all about looking forwards, not backwards.
